The City of Keene is seeking an experienced and forward-thinking Maintenance Manager to lead the daily operations, planning, and continuous improvement of our Facilities Department. This role is essential to ensuring City buildings and properties operate safely, efficiently, and sustainably in alignment with our Comprehensive Master Plan and Sustainability Energy Plan.
As the Maintenance Manager, you will oversee maintenance programs, guide a skilled team of building mechanics and custodial staff, coordinate with contractors, and collaborate closely with all City departments. Key responsibilities include:
- Oversee maintenance, repairs, and upgrades to City buildings, structures, and facility systems, including HVAC, plumbing, and security systems.
- Ensure preventive maintenance programs are implemented and documented, including inspections, troubleshooting, and routine servicing of HVAC and energy management systems.
- Monitor the physical condition of all City properties, addressing unsafe conditions promptly and recommending long-term improvements to enhance efficiency and performance.
- Plan, schedule, and manage facilities-related projects in coordination with City departments and research, evaluate, and recommend enhancements to building systems and structures.
- Maintain accurate records of preventive maintenance, expenditures, and project outcomes.
- Supervise and evaluate Facilities Division staff and contractors, ensuring quality workmanship and timely project completion.
- Manage work performed by licensed electricians and plumbers, ensuring compliance with state and national code requirements.
- Maintain and oversee tools, equipment, and inventory for the department.
- Respond to and resolve facility-related concerns or requests from City staff.
- Prepare reports, documentation, budgets, and accounts payable for the Facilities Division.
- Assist with planning and modifying room layouts, designs, furnishings, and space utilization for City departments.

Minimum Qualifications:
- 5+ years of experience in building maintenance and/or supervision.
- Strong knowledge of facility maintenance, repair planning, and technical operations.
- A collaborative, approachable leader with effective communication skills.
- Ability to read and interpret contracts, manuals, blueprints, and schematics.
- Hands-on expertise with HVAC systems, plus working proficiency in carpentry, electrical, and plumbing.
- Skilled in troubleshooting a wide range of building systems and equipment.
- Experience managing budgets, contracts, and vendor relationships.
- Proficiency in HVAC and controls troubleshooting in commercial settings, with basic knowledge of voltage systems and three-phase wiring.
Salary and Benefits:
This full-time position offers a competitive salary range of $75,396–$93,958 annually and will also receive an attractive benefits package which includes low deductible/low-cost health insurance, low-cost dental insurance, State of NH Group I retirement, and other benefits such as life insurance, disability, and paid time off. Municipal employees may also qualify for the Public Service Loan Forgiveness (PSLF) Program.
