INTRODUCTION - The Town of Boscawen, NH is seeking bids from contractors to build an addition to the existing Fire Station to be completed by March 1, 2027. The Town will enter into a contract with the successful bidder after review and recommendation by the Building Task Force, approval by the Select Board, and Town Meeting approval for funding.
LOCATION - The Fire Station is located at 15 High Street, Boscawen, NH 03303.
SCOPE OF WORK - The Town of Boscawen plans to construct two 22’x58’ additions to the existing Fire Station as well as an addition to the bathrooms located on the rear of the building.
Projects 1 and 2 Overview: Construct two 22’x58’ additions to the existing Boscawen, N.H. fire station per the plans for each project.
- Foundation: 4’ frost walls with 8” concrete slab.
- The additions will have 2”x6” wood frame walls with 10’8” ceiling height.
- New bearing walls (posts and beams) will be attached to the existing building (north and south walls) to support new roof trusses.
- The additions will have 22’ span mono pitch trusses, 3/12 pitch, framed to connect to the existing roof pitch.
- Interior will be finished with 5/8” sheetrock.
- Exterior siding and trim to match existing addition. Roofing: Metal or PVC. Roofing should include the entire main roof.
- Sprinkler system per NFPA Requirements
Project 1 (North Addition): The north addition will have access to the existing space through a new 14’ wide overhead door cut through the existing north wall. There will also be two other 14’ wide overhead doors, one on the front as well as one on the north side installed to align with the new door to be cut in the existing wall.
- This addition will be heated with Modine style hanging style propane heaters.
- Lighting will be provided by LED fixtures per plan.
- Electrical will be provided by general purpose outlets.
- As part of this project the emergency generator will be replaced and relocated.
Project 2 (South Addition): The south addition will have access to the existing space through an existing 12’ overhead door as well as through two 3’0x6’8 doors using enlarged existing window openings.
- The south addition will have an entrance door as well as an ADA ramp to the office areas. This addition will also include an ADA ramp as well as a new compliant exterior door to replace the existing door and ramp on the south side of the building.
- The addition will also have a 6’ double door to provide equipment access to the turnout gear room.
- The south addition will house office space for the Chief as well as space for other staff. It will also provide space for turnout gear cleaning as well as equipment storage.
- The south addition office areas will be heated and cooled with mini-split systems.
- The turnout gear cleaning room will require electrical service to match cleaning equipment as well as general purpose outlets.
- There will need to be provisions for plumbing for the washing area.
Project 3: Construct an addition to the bathrooms located on the rear of the building, according to the plan #32.
- That addition will be 10’6x18’6 and be divided into two ADA accessible bathrooms with shower stalls.
- Heating and cooling can be provided by a mini-split system.
REQUIRED PRE BID MEETING - There will be a required pre-bid meeting to discuss the project and answer questions on November 13, 2025, at 6:00 PM at the Fire Station, 15 High Street, Boscawen, NH 03303.
ACCEPTANCE OF SEALED BIDS - Sealed bids will be accepted by Town Administrator Katie Phelps at the Municipal Building, 116 North Main Street, Boscawen, NH 03303 until 5:00 PM on December 10, 2025. The bid shall be submitted in a sealed envelope, addressed to the Building Task Force and clearly marked “2025 Fire Station Addition”
SCHEDULE - The proposed work may begin after Town Meeting approval for additional funding in March 2026 and a signed agreement between the parties is in place. The addition shall be completed on an agreed upon schedule, subject to phasing.
