BUILDINGS AND GROUNDS DIVISION - MAINTENANCE LABORER

 

The Town of Durham in New Hampshire’s seacoast region is one of the most beautiful and desired locations in the State and is home to the University of New Hampshire. Durham Public Works, a recognized leader in the Public Works field, is fully integrated and progressive using modern equipment and facilities to achieve its goals. The Department is seeking a highly qualified team member to join an exceptional team of Public Works professionals to serve in the role of Buildings and Grounds Division – Maintenance Laborer.

The successful candidate will undertake rewarding and challenging work, at times using independent judgment, to execute work involving the maintenance, construction, and operations of Town-owned buildings, parks, public lands, and related equipment to ensure the proper upkeep and functionality of the Town’s municipal services. The position performs laboring tasks and assists in other maintenance-related functions within Durham Public Works when needed. The position works under both the general and direct supervision of the Buildings and Grounds Supervisor and Operations Manager in this versatile and exciting role.

This full-time, 40-hour-per-week position offers excellent medical, dental, life, and disability coverage, paid time off, and eligibility in the State of New Hampshire retirement plan. The salary range for this position is from $25.09 to $28.59/HR, depending upon qualifications.

The successful candidate will have a minimum of three (3) years of demonstrated experience in the maintenance of grounds and building systems. Applicants will have a current State of New Hampshire Class B Commercial Driver’s License with Air Brake Endorsement and possess a Category B Commercial Pesticide Applicator’s License or have the ability to obtain it within 1 year of hire. This position requires emergency response on a 24/7 basis and performing work in adverse weather conditions.

Performs skilled and trade-level work in the maintenance, construction, and operation of town building systems, grounds/park facilities, and related equipment to ensure proper upkeep and functionality of the town’s municipal services.

 

KNOWLEDGE, ABILITY AND SKILLS REQUIRED

· Superior in the operation of grounds maintenance equipment such as zero-turn mowers, walk-behind mowers, string trimmers, leaf blowers, and leaf vacuums for variety of different purposes to accomplish different job functions.

· Basic knowledge of building system construction and maintenance.

· Ability to perform minor repairs to building system infrastructure.

· Skilled in the operation of a sidewalk tractor for snow and ice control.

· Basic knowledge of and the ability to perform routine maintenance on small engine equipment components.

· Working knowledge of vegetation control methods and species identification.

· Requires strenuous physical work; heavy lifting, pushing, or pulling required of objects over 50 pounds.

· Ability to perform a physically demanding job, at times with no assistance.

· Requires exposure to outside weather, including frequent wet and/or humid conditions.

 

IMPACT

Requires responsibility for contributing to Public Works objectives by ensuring the accuracy of support activities within one or more Public Works organizational units. Errors at this level affect the work of others or have measurable monetary consequences and require immediate verification and correction to complete succeeding work operations.

 

SUPERVISION RECEIVED

Works under the supervision of the Buildings and Grounds Supervisor and Operations Manager.

 

SUPERVISION EXERCISED

Requires partial supervision of contractors and other employees doing related or similar work, including assigning job duties, providing training, giving instructions, and checking work.

 

COMPLEXITY

Requires a combination of job functions using minimal judgment to perform a variety of job tasks according to clearly prescribed standard practices and procedures. Requires explaining facts, interpreting situations, or advising individuals of alternatives or appropriate courses of action. May require interviewing or eliciting information from Town employees or members of the general public.

 

INDEPENDENT ACTION

Requires making a limited number of choices in selecting among alternative courses of action under supervisory guidance and in performing job functions according to a variety of prescribed policies or procedures.

 

CHARACTERISTIC DUTIES AND RESPONSIBILITIES

· Assist in the regular inspection, maintenance, and repair of building system infrastructure.

· Complete grounds maintenance activities on all town owned parks, buildings, and public lands.

· Complete daily can liner replacement and litter removal within the downtown corridor and parks.

· Utilize equipment for the control of invasive/nuisance vegetation via chemical application.

· Complete routine and emergency work orders in a timely manner.

· Assist in the routine maintenance of the town’s landscape irrigation systems.

· Perform routine inspection and maintenance on small engines such as checking fluids, greasing, replacing oil, sharpening mower blades, replacing sparkplugs/air filters/fuel filters.

· Safely operate a one-ton dump, and sidewalk tractor machine during winter storm operations.

· Adhere to all safety regulations, guidelines, and protocols to prevent accidents and injuries during work operations.

· Assist Highway, Traffic Control , Water, and Sanitation Divisions when needed.

· Maintain a positive and professional demeanor when interacting with the public and contractors, addressing inquiries and providing assistance as needed.

· Perform other miscellaneous job-related duties as assigned.

 

MINIMUM QUALIFICATIONS

· High School Diploma or G.E.D. equivalent.

· Three (3) years of experience in building systems and grounds maintenance.

· Valid Class B CDL with air brake endorsement.

· Category B Commercial Pesticide Applicator’s License.

· One (1) year of experience in the operation of 26,000 GVW vehicles.

 

OTHER CONSIDERATIONS

Must be available 24/7 for emergency operations including winter maintenance.
