What are the procedures a planning board should follow for lot line adjustments, merger of lots and resubdivisions?  Must a plat be prepared and recorded at the registry for a lot line adjustment?  Should the board require a reciprocal transfer of deeds for a lot line adjustment?  What permissions and approvals are necessary for the merger lots by a common owner vs. merger and resubdivision of lots by different owners?   How can a property owner seek the unmerger of lots merged by prior municipal action?
